Utility responsibilities will be clearly outlined in your lease agreement before signing. How much is the security deposit?
The security deposit amount will be listed with each property. Peario Holdings accepts electronic payments only. Rent must be submitted through a Landlord-approved electronic platform or method, which will be designated in writing at the time of lease execution. We do not accept cash, personal checks, cashier's checks, money orders, or wire transfers under any circumstances. What is your maintenance and repair policy?
We take maintenance seriously. Peario Holdings LLC is committed to ensuring all properties are well maintained and meet habitability standards as required by Georgia law. Maintenance requests will be acknowledged promptly and addressed in a timely manner. What happens at the end of my lease?
As your lease end date approaches, we will reach out to discuss renewal options. If you choose not to renew, Georgia law requires proper written notice — typically 30 to 60 days — prior to vacating. Full details will be outlined in your lease agreement. Are there application fees?
Yes. A non-refundable $45 screening fee is required for each applicant 18 years of age or older who will be residing in the home, and is collected directly through our secure online screening portal (TurboTenant). This fee covers your credit report, background check, eviction history, income verification, and identity/fraud screening. Payment of this fee does not guarantee approval or lease execution. As a condition of your application, you must also provide:
— The name, current address, phone number, and email address of at least three (3) former landlords. Peario Holdings will contact each reference directly. Your application will not be considered complete until all three references have been submitted. Peario Holdings reserves the right to deny any application based on landlord reference feedback or our inability to verify your rental history.

Yes — Peario Holdings is committed to full compliance with the Fair Housing Act, the Americans with Disabilities Act (ADA), and all applicable HUD guidelines. We do not discriminate against any applicant or tenant on the basis of disability or any other protected class. We will evaluate all requests promptly and in good faith to ensure every tenant has an equal opportunity to use and enjoy their home.Emotional Support Animals (ESAs): ESAs are not classified as pets at Peario Holdings. A request may only be denied if the specific animal poses a direct threat to the safety of others or would cause substantial physical damage to the property that cannot be addressed through another accommodation.Reasonable Physical Modifications: Tenants with disabilities may also request physical modifications to the premises (at the tenant's expense) with prior written approval from Peario Holdings. Modified areas must generally be restored to their original condition upon move-out, unless otherwise agreed in writing.
